Job Description

Our Retail Development team has decades of experience in building and servicing luxury and fashion retail locations throughout the United States including famous brands such as Swatch, Tissot, Longines, Omega, Harry Winston, and many others.

A Construction Project Manager III will be responsible for overseeing the building process of various construction projects from start to finish. Their duties include building and maintaining the project budget, obtaining the necessary entitlements to construct in various national jurisdictions, and leading a multitude of project stakeholders including internal decisionmakers and external architectural and construction vendors to achieve project deliverables.

This position is an office based role. You will be required to visit the work location and travel for the role. 

Profile

Duties and Responsibilities

  • Management of construction life cycle activities such as RFIs logs and department meeting minutes templates from beginning to project close out
  • Initiating and managing the project, establishing the constructible scope, executing and tracking the construction progress and being the primary point-of-contact for key stakeholders.
  • Develop, manage, and monitor anticipated versus actual project budgets to effectively estimate, budget, and control costs within project objective (success) parameters for the project
  • Responsible to assure corporate processes are applied and completed.
  • Track and assure on-time completion of all project tasks from initial budget to closeout.
  • Responsible for communicating effectively throughout the project on questions, changes and updates on the project
  • Ensure project processes are integrated effectively to initiate, plan, execute, monitor and control, and effectively transient the project to the brand and ensure project objective accomplishment
  • Guarantee that brand designs & identity are respected.
  • Assure that construction documents are accurate, achievable and comply with brand and industry standards.
  • Oversees quality management processes to effectively initiate, plan, execute, monitor and control and ensures brand satisfaction
  • Prepare and manage schedules for architects, vendors and contractor to deliver the project within the designated project time objective
  • Secure the delivery of material and services.
  • Issue RFPs, compare & level bids, negotiate proposals.
  • Establish and maintain contractor and vendor quality standards during the design, implementation and construction process.
  • Engage pro-active solutions for anticipated obstacles.
  • Accept full responsibility for success or failure in terms of quality and efficiency of the project.
  • Willing to work off hours or days when required by project needs.
  • All other duties as assigned by Management.
  • Must travel as required to project jobsites.

Professional Requirements

Education and Experience Requirements

  • Bachelor’s degree or Vocational Degree in Construction, Project Management, Architecture, Engineering or related fields is required.
  • Must have a minimum 7 or more years in commercial construction, retail preferred. Experience with a luxury retail or mixed-use general contractor is highly preferred.
  • Must have verifiable experience with high end FFE.
  • Must have project lifecycle knowledge and experience with managing construction process documents including submittals, shop drawings, and RFIs.
  • Procurement experience, sourcing, negotiating, purchasing, and delivering project material is required.
  • Excellent project management skills (including tools such as MS Project, Excel, etc.)
  • Must be able to create and manage project budgets.
  • Must have a understand of building department procedures and requirements in major US cities.
  • Must be a strong negotiator of vendor and general contractor agreements and change orders
  • Modern mobile communication skills (perform office tasks when traveling on work assignments)
  • Must have deep knowledge of construction means and methods, including designs, drawings, MEP systems, fine details, furniture assembly and installation, graphic production, AV and other low voltage systems.
  • Must be detailed and organized with a strong ability to prioritize.
  • Must have a service-oriented mindset toward the internal clients (our brands and internal departments)
  • Ability to multi-task and work under pressure to meet deadlines while maintaining a high level of accuracy and organization.
  • Must be a dependable and reliable team player.
  • Must be able to work well in fast-paced environment.

A Construction Project Manager III must have expertise in on-site construction supervision, construction schedule management, and be able to work in a team environment who together assures the proper and efficient on-time openings of new or renovated retail locations.

Physical Requirements: 

This is primarily active position that requires the role to be in the construction site and in the office. The Construction Project Manager III must have the ability to operate computer equipment. The role must be able walk, kneel, climb, speak, hear, bend, stoop, reach, lift, and move for an extended period of time and carry up to 50 lbs. Finger dexterity is necessary. The ability to see and hear clearly is essential for safety on constructions sites.
